This market has completely changed that and now people are begging on their knees to get any lot to build on. Just 1-2 years ago, you could pretty much pick a lot of your choice, put the earnest deposit down, and start building like you described. Well, they stopped adding people to those waiting lists a while ago because the lists were getting ridiculously large. One builder is having a “first come first serve” waiting list for those who wants to build in their communities. You’re entering yourself into maybe 5% chance of getting a lot every month.
Sounds good? Imagine having 100+ people enter the draws every month for a few lots released each time. One builder is doing random draws for the lots instead of having people go into bidding wars. There have been easily 20+ bids for each lot and people have been bidding 50-80k for just the “privilege to build” on a lot. One builder is having people go into bidding wars. My area is one of the hottest markets in the country and it’s near impossible to build new constructions because the demand for the new lots to build on are so out of control high.
